In 2024, Walailak University (WU) continued its commitment to supporting employee well-being by providing access to affordable housing throughout their working life. The university recognizes that safe, affordable, and convenient housing is essential for staff stability, work-life balance, and long-term institutional loyalty.

Housing for employees at WU is divided into two main types: apartments for single or married employees and family houses for staff who live with their spouses and children. All accommodations are located within the campus, ensuring proximity to workplaces, security, and a strong sense of community.

The housing is arranged in two primary zones:

Walainivas Zone

situated in the south of the campus.

WU Hospital Housing Zone

 located in the east of the campus.

Affordable Housing Evaluation

The rising costs of living in the Tha Sala District and surrounding areas have made affordable accommodation increasingly difficult to secure. Rapid urban growth and regional development have pushed housing rental prices to an average of 4,000 – 8,000 baht per month.

In 2024, WU employed 3,822 staff members, of whom around 75% lived in on-campus housing. The remaining employees were mostly local staff residing in their hometowns within Tha Sala District.

To ensure affordability, Walailak University continuously evaluates the housing market around the campus and uses these benchmarks to develop pricing strategies. By maintaining subsidized on-campus housing, WU ensures that the majority of its staff can access secure, high-quality accommodation at significantly lower costs compared to private rentals.

The Walainivas Zone consists of nine staff residences, each named Walainivas followed by a number, and 100 family houses. Housing categories include:

  • Single rooms – for unmarried employees.
  • Family rooms – for married couples.
  • Family houses – for couples with children.

Breakdown of accommodations:

  • Walainivas 1: 60 rooms (40 family rooms, 20 single rooms).
  • Walainivas 2–4: 80 single rooms each.
  • Walainivas 5: 96 single rooms.

WU Hospital Housing Zone

The WU Hospital Housing Zone contains five staff residences (R1–R5) and 25 family houses, designed to support hospital and healthcare staff working extended or irregular hours.

  • R3–R5: 76 family rooms and large single rooms each.

Facilities and Safety Measures

To ensure safe and comfortable living, both housing zones are equipped with essential facilities, including:

In 2024, Walailak University constructed a new staff residence for administrative and research staff with 86 rooms. The new staff residence was located in the WU Hospital Zone.

Financial Support and Housing Subsidies

Walailak University not only provides housing but also implements financial assistance programs to enhance staff well-being and stability.

  • Free accommodation: Staff are eligible for free housing during their first five years of employment.

  • Subsidized rates: After this period, employees may continue to live on campus at highly affordable prices, well below market value.

  • Cooperative savings program: Assists staff in managing personal finances and preparing for long-term security.

  • Rental support: For employees unable to secure on-campus housing, WU provides financial assistance to cover off-campus rental expenses.

Affordable Monthly Rates Walainivas Zone:

  • Single room (Walainivas 1–4): 700 baht.
  • Single room (Walainivas 5): 2,500 baht.
  • Family room: 1,300 baht.
  • Family house: 2,700 baht.

WU Hospital Housing Zone:

  • V houses: 6,000 baht.
  • R1 small single room: 3,000 baht.
  • R2–R5 large single rooms: 4,000 baht.
  • Family rooms: 5,000 baht.
